Item 601(b)(10) of Regulation S-K requires companies to file material contracts not made in the ordinary course of business. They appear as Exhibit 10 attachments to 8-Ks (usually under Item 1.01), 10-Qs and 10-Ks, and they include credit facilities, executive employment agreements, equity plans, merger side agreements, major supply and license deals, and real estate leases.
Since 2019 companies may redact information that is both not material and the type they treat as private, without a confidential treatment request, and must mark the redactions. The full text of these contracts is a large corpus for legal research and contract analytics.
