Form S-11 is the registration statement real estate investment trusts and other real estate companies use to sell securities to the public. On top of the usual prospectus it describes the properties, the investment policies and, for non traded REITs, how and when investors can get their money back.
Most S-11s come from non traded REITs raising money continuously through broker networks, and from REIT IPOs.
